As testimony to the rebound of the luxury market, local builders are once building luxury spec homes in addition to custom contracts. Initial residents moved into this newer community in 2016, and lot sales are brisk, ranging from $3.4 to $6.5 million in 2018, even though the clubhouse is not scheduled for completion for nearly another two years. This is an area to watch!
Just under half of the 300 lots planned for Ascaya have been released to date. At present, there are 12 homes completed, another 12 under construction, and six in design review stages, according to Sales Manager Darin Marques of the Ivan Sher Group. The price range of new homes is between $3.8 and $4.5 million.
Ever popular, this master-planned community in Summerlin recently opened its ninth community -- Talon Ridge -- in the sprawling residential neighborhood that boasts the famed Nicklaus-designed Bear's Best Golf Course. Six of its neighborhoods are sold out, while two offer lots from a quarter acre to more than an acre in size. More than 20 homes are in design or under construction.
At the heart of this development in Henderson is a home currently on the market for $7.5 million. Ten custom lots were sold in 2018, one at a price of almost $2 million. Additional luxury homes are on the way. Builder Blue Heron broke ground in March for 37 estate residences in the bluffside Vantage community; an additional 50 lots are for sale just below the hillside at Reflection Bay.
The announcement earlier this year of two planned communities that will boast state-of-the-art, "net positive" energy-generating capability -- along with a brand new Tesla automobile already in the garage -- may represent the ultimate Las Vegas luxury! Growth Luxury Homes plans to deliver homes filled with the latest technology and packed with lifestyle convenience. Construction has begun on the first of 10 estate homes at Shadow Canyon Estates in the gated Augusta area. The stunning Mediterranean home will boast nearly 10,000 square feet of living space. It's offered for $5.5 million.
Although there is no specific timetable for the construction, Growth Luxury Homes also 54 homes on a 42-acre site at MacDonald Highlands in Henderson. Thirty-one lots were sold in the Highlands in 2018, at an average price of more than $950,000. Sales of luxury townhomes, beginning in 2017, have been brisk, with 71 of the planned 110 already sold at prices ranging from $900,000 upward to about $1.5 million. One distinctive group of homes by Blue Heron, in the luxury community known as Equinox, is nearing sellout, after being launched only in December.
